        The balance is due 45 days prior to your arrival.

          If you cancel in writing (via confirmed e-mail) more than 45                days prior to your arrival, your deposit will be refunded via    credit card - minus a $100. cancellation fee. 

            No refunds will be made in the 45 days prior to arrival.
